The town's stock splits three ways and each one behaves differently on installation day. The Victorian and Edwardian terraces around Bath Lane and Stockwell Gate almost always still have a back boiler sat behind a gas fire, which means the fireplace comes out and the new appliance moves to the kitchen. The post-war estates on Ladybrook, Bull Farm and Ravensdale are open-vented as standard — cylinder in the airing cupboard, feed tank in the loft — and convert cleanly to a sealed combi. The newer developments towards Berry Hill and Lindhurst usually only need a like-for-like swap, though a fair number were fitted with undersized combis in the 2000s that cannot run two showers, and those want re-sizing rather than replacing like for like.

That affects where the van goes, how a 40kg appliance gets in, and — the part people forget — whether the condensate can reach a drain by gravity. On the steeper plots we sometimes need an internal condensate route or a purpose-dug soakaway, and we confirm which at the survey.

  • Sludge in the post-war estates

    Sixty-year-old steel radiators on Ladybrook and Pleasley Hill hold a remarkable amount of magnetite. Hanging a new boiler on that without clearing it first will block the heat exchanger inside two winters and void the warranty. We check radiators for cold spots at the survey and quote a chemical flush or a full Magnacleanse where the system needs it.

    Post-war semi, cylinder out of the airing cupboard, tanks out of the loft, A-rated Worcester Bosch combi on the kitchen wall. Magnacleanse, magnetic filter and a Hive thermostat included. Day and a half on site, and the customer got a usable airing cupboard back.

  • Bath Lane — back boiler removal

    Victorian terrace with the boiler behind the living room fire. Fireplace made good, combi sited in the kitchen, flue taken out through the side elevation to clear the neighbour's boundary, and the gas run upgraded to meet the appliance's rate.

  • Berry Hill — combi re-size

    1990s four-bedroom with two bathrooms and a 24kW combi that could not serve both. Replaced with a system boiler and an unvented cylinder rather than simply fitting a bigger combi, because the incoming main would not support the flow rate either way.
