New Clipstone is one of the few places we work where knowing one property tells you a great deal about the next. It was laid out as a model village for the colliery in the 1920s, built to a small number of standard plans, and the original heating arrangements were identical across whole streets. That consistency is genuinely useful: we know where the original flue penetrations are, where the gas main runs relative to the property, and which of the standard layouts leaves room for a combi in the kitchen. Old Clipstone is the opposite — older property, varied plots, and each one its own survey.

Recent work in Clipstone

• Second Avenue

  Model village property with the original back boiler still in place. Removed the appliance and fire, made good the opening and fitted an A-rated combi in the kitchen using the standard layout common to the whole street.

• Church Road

  Post-war property converted from open-vented to a sealed system, with the cylinder and loft tanks removed and the radiators power flushed before commissioning.

• Old Clipstone

  Older detached property where the heating was struggling at the far end. Diagnosed undersized pipework rather than a failing boiler, re-ran the affected circuit and rebalanced.
