Water leak detection in Mansfield & Nottinghamshire

A leak you cannot see is the expensive kind. Pressure that keeps dropping, a water bill that has doubled for no reason, a warm patch on a floor, a stain spreading across a ceiling — by the time the evidence is obvious, the water has usually been running for weeks. Signs you have a hidden leak

  • Pressure that keeps dropping

    A sealed heating system that needs topping up more than once or twice a year is losing water somewhere. If the pressure relief discharge outside is dry, the water is going into the building rather than out of it.

  • A water bill that jumped

    A supply pipe leak between the meter and the house runs constantly and shows up as a step change in usage. Your water company will often flag it before you notice anything indoors.

  • Warm or damp patches on the floor

    A leak on a buried heating pipe warms the floor above it. A cold damp patch is more likely a mains or waste leak. Either way the position of the patch is a clue, not an answer.

  • The meter moves with everything off

    Turn off every tap and appliance and watch the meter. If it is still creeping round, you have a leak on the supply. It is the one test worth doing yourself before calling anyone.

How we find it

The point of leak detection equipment is to avoid destroying the building to find a pinhole. Which method fits depends on what is leaking and what it is buried in, and usually it is more than one — the camera narrows it to a room, the acoustics narrow it to a metre.

  • Thermal imaging — shows a heated pipe run and the anomaly on it, through tile, screed or timber
  • Acoustic listening — picks up the sound of escaping water on pressurised pipework
  • Tracer gas — introduced into a drained pipe and detected where it surfaces, for the leaks nothing else finds
  • Pressure testing — isolates the system section by section to prove which circuit is losing water

Mains and supply pipe leaks

The pipe between the boundary stop tap and your internal stop tap belongs to you, not the water company, and a leak on it is your bill in every sense. Older properties around Mansfield and the surrounding villages were commonly plumbed in lead, or in the blue MDPE that replaced it, and both fail — lead by corrosion and jointing, MDPE usually where it has been damaged during other groundwork.

Gas leaks

Gas is different, and the order of operations matters. If you can smell gas, do not wait for us and do not start looking for the source yourself. Turn the supply off at the meter, open the windows, leave the electrics alone and call the National Gas Emergency Service on <strong>0800 111 999</strong> — they attend free, at any hour, and will make the property safe. Once it is made safe, a Gas Safe registered engineer has to trace and repair the fault before the supply can be restored, and that is the part we do.

Insurance and trace and access

Most home insurance policies include trace and access cover — the cost of finding the leak and of the damage caused getting to it, separately from repairing the pipe itself. Insurers generally want evidence of what was found and how, which is exactly why non-invasive tracing matters: a documented, targeted investigation is a far easier claim than a lifted floor and a guess. We provide a written report with our findings for you to submit.

Frequently asked questions

Can you find a leak without digging up my floor?

That is the entire point of it. Thermal imaging, acoustic listening and tracer gas are all non-invasive — they narrow the search to a small area before anything is opened up. We cannot always avoid lifting something to make the repair, but we can usually avoid lifting the wrong thing, which is where the real cost and mess comes from.

How do I know if the leak is my responsibility or the water company's?

The boundary stop tap is the dividing line. Everything on the street side of it is the water company's; the supply pipe from there into your property is yours to maintain and repair. If you are unsure where your boundary stop tap is, we will find it as part of the investigation.

My boiler pressure keeps dropping — is that a leak?

Usually, but not always. It can also be a failed expansion vessel or a passing pressure relief valve, and those are cheaper fixes. The quick check is whether the discharge pipe outside is wet. We test the system before assuming, because replacing pipework that was never leaking helps nobody.

Will my insurance cover the cost?

Many policies include trace and access cover for finding the leak and making good the damage caused reaching it, though the repair to the pipe itself is often excluded. Check your policy wording or ask your insurer before work starts. We provide a written report of what we found and how, which is what claims tend to hinge on.

What do I do if I can smell gas?

Call the National Gas Emergency Service on 0800 111 999 straight away — free, 24 hours. Turn the gas off at the meter if you can reach it safely, open windows and doors, and do not touch light switches or anything else electrical. Do not call us first. Once the property has been made safe, we can trace and repair the fault so the supply can be restored.
