    If you are looking for anybody to carry out boiler installation, servicing or central heating work then look no further. RPH were competitive, punctual, professional, clean and tidy. Nothing was rushed and they went to great effort to not only complete our swap from a traditional to a combi boiler, but to do it in a way that made the swap look as good as possible too. Although we got several quotes, they left us feeling confident we made the right decision.

What landlords actually need from a heating firm

  • We deal with the tenant, not you

    We contact tenants directly to arrange access, offer times that fit around work, and chase the ones who go quiet. Every attempt is dated and recorded, because that record is what demonstrates reasonable steps if access is ever refused.

  • Renewal dates tracked, not remembered

    We hold your renewal dates and come to you before they expire. Done within the two-month window, the new certificate runs from the old expiry date, so the renewal date does not creep earlier year on year.

  • One round, one invoice

    Several properties in the same area get grouped into one visit rather than billed as separate call-outs. It is cheaper per property, and it is one invoice to reconcile instead of six.

  • We tell you when to stop repairing

    An eighteen-year-old boiler in a let property is a call-out waiting to happen, usually in January. We will say plainly when the economics have turned, rather than billing you for repairs on an appliance that should be replaced.

Boiler servicing for landlords

This is the part landlords most often get wrong, and it is worth being blunt about: a CP12 is not a service. The safety check confirms the appliance is safe on the day. A service strips and cleans it so it keeps working. A boiler that passes its CP12 every year and is never serviced will still fail, and the manufacturer will decline the warranty claim on exactly that basis. We do both in one visit, which costs less than booking two.

Landlord plumbing, not just gas

Gas safety is the legal obligation, but it is not what most tenant calls are about. Leaks, failed cylinders, cold radiators, running toilets and blocked wastes are the day-to-day of a let property, and they need someone who will attend without a fresh negotiation each time. We cover general plumbing and heating repairs for the landlords whose gas work we already do, which means we know the property and the boiler before we arrive.

Void periods and tenant changes

An empty property is the easiest time to do heating work and the hardest time to justify it, so it tends to get skipped — then the same job has to be done around a tenant six months later. A void is when access costs nothing, when a system can be drained without leaving anyone cold, and when a boiler replacement takes a day rather than a negotiation.

What a gas safety check covers

A CP12 records that every gas appliance, fitting and flue in the property was checked and found safe on the day. The engineer checks gas tightness, operating pressure and heat input, flue flow and spillage, ventilation, and that the safety devices actually work. Frequently asked questions

Do you service boilers for landlords as well as certify them?

Yes, and they are genuinely different jobs. The CP12 confirms the appliance is safe on the day; the service cleans and maintains it and is what keeps a manufacturer warranty valid. We do both in the same visit, which costs less than two separate appointments and means one access arrangement rather than two.

How much is a CP12, and is it cheaper for multiple properties?

From £65 for a single appliance, and yes — properties in the same area grouped into one round are priced lower per property, because the cost is largely the travel and the access arrangement rather than the inspection. Do you deal with the tenants directly?

Yes, and for most landlords it is the main reason they use us. We contact tenants to arrange access, offer times around their work including some evenings, and chase the ones who do not respond. Every attempt is dated and recorded, so if access is ever refused you have the evidence of reasonable steps rather than a vague recollection.

Can you look after a portfolio of rental properties?

That is a large part of what we do for letting agents and landlords across Mansfield and Nottinghamshire. We hold the renewal dates, come to you before they lapse, group properties geographically, and issue one invoice for the round. What if the boiler fails the gas safety check?

We tell you immediately, in writing, with the reason. If it is unsafe the appliance is capped and the tenant is informed — we cannot leave a dangerous appliance in use. In most cases the fault is repairable and we will quote to fix it on the spot. Where the boiler is old enough that repair is throwing money away, we will say so plainly and price a replacement so you can compare the two honestly.
