Clifton is one of the largest estates in Europe and it was built to a plan, which for us is genuinely useful: the 1950s and 60s semis repeat, so we know before arriving that we are most likely looking at a back boiler or an open-vented system with a loft tank, and that the rear service alley will be how the old appliance leaves. Clifton Village around the Green is the exception — older fabric, solid walls, tighter constraints. Silverdale's 1970s to 90s housing is the easiest work in the area because those properties already have horizontal flues and take a modern combi almost straight over. The tram down Southchurch Drive and the A453 at peak are the two things that decide what time we start.

Most of the estate's semis sit on cul-de-sacs with a shared rear alley. That alley is usually how a 40kg appliance and a skip's worth of old cylinder get in and out without going through the house, so we check it is clear and passable at the survey.
