Boiler installation in Clifton

Clifton is one of the largest estates in Europe and it was built to a plan, which for us is genuinely useful: the 1950s and 60s semis repeat, so we know before arriving that we are most likely looking at a back boiler or an open-vented system with a loft tank, and that the rear service alley will be how the old appliance leaves. Clifton Village around the Green is the exception — older fabric, solid walls, tighter constraints. Silverdale's 1970s to 90s housing is the easiest work in the area because those properties already have horizontal flues and take a modern combi almost straight over. The tram down Southchurch Drive and the A453 at peak are the two things that decide what time we start.

What makes a Clifton installation different

• Rear service alleys and estate access

  Most of the estate's semis sit on cul-de-sacs with a shared rear alley. That alley is usually how a 40kg appliance and a skip's worth of old cylinder get in and out without going through the house, so we check it is clear and passable at the survey. Where it is blocked or gated the job takes longer and we price accordingly rather than adding it later.

• Solid walls in Clifton Village

  The older properties around the Green have solid rather than cavity walls, which changes how the flue is cored and sleeved and can rule out the shortest route. It also affects where condensate can be run internally. Neither is difficult, but both need designing rather than assuming.

• Tram and A453 timing

  Deliveries near Clifton Centre have to work around tram movements on Southchurch Drive, and the A453 and A52 are slow at peak. We schedule material drops and start times around both so the engineers are working rather than sitting in traffic on your time.

  1960s semi off Green Lane, legacy back boiler taken out and an A-rated combi hung in the kitchen. Flue and condensate routed via the rear service alley for a clean finish that did not disturb the neighbours.

• Silverdale — straight combi upgrade

  1980s property with an existing horizontal flue. Like-for-like swap to a current A-rated model, system flush and magnetic filter, finished inside a single day.

• Clifton Village — solid-wall flue routing

  Older property near the Green where the obvious flue route was not viable through a solid wall. Terminal repositioned to the side elevation with a longer internal run, cored and sleeved properly.
